OUTDOOR ENTHUSIAST RECREATIONAL HAVEN
The Sheep Ranch Forest Road is a forest access road 12 miles in length that allows access to thousands of acres of state, county, and federal forest and hunting lands. There are secondary roads along with endless smaller roads that allow access deep within the forest. Every year there is new cut over harvest areas creating excellent new wildlife habitat. These annual harvests ensure there will always be a strong white tail reproduction for the hunting enthusiast. Along with deer, there are also moose, wolves, and just about every type of wildlife found in Minnesota.
BWL&T Recreational land parcels are located only two and a half miles off Highway 53. This close proximity allows easy access to the Ash River Trail where you have boat access to Kabatogama, Namakan and Sand Point Lakes. There is access to a major snowmobile trail just two miles away that gives you access to hundreds of miles of groomed trails.
So, you see your recreational homestead can serve as a full four season investment in your family’s entertainment. Why trailer those boats and snowmobiles, when you can leave them right on your own property? Fishing in the spring and summer, hiking and hunting in the fall, and cross country skiing and snowmobiling in the winter. You’re a short distance to a state hiking trail as well as other hiking trails in the area.
Boundary Waters Land & Timber, Ltd. is selling recreational land parcels on one of its large acreage holdings on the Sheep Ranch Road in Northern St. Louis County, T67N R20W. Rather than wait and sell the land after the timber has been harvested, as some companies are currently doing, we have decided to sell ours previous to the harvest and let the new owner start enjoying the benefits of the land as well as giving the new owner an opportunity to get to know the property and then take part in the new harvest plan in 2-20 years. The benefits are that the owner will have a chance to get to know their property in these years prior to harvest so they can have input into the harvest plan as per their future uses of the land.
We will guarantee that the harvest will take place under the State of Minnesota Best Management Practices for the best possible regeneration and land care.
It will also give the new owner the opportunity to see the land with the timber at its mature stage so they will know what the land will look like again at the next mature stage. The land owner will have the opportunity to purchase the timber at the time of sale, if they so desire.
