In sales, establishing the right price according to the features of the property is key. Its location, other attributes, and its future appreciation potential and availability are foremost when looking for a sale within 90-180 days. The product being sold, relative to the asking price, has to give the purchaser the confidence that he is buying good value. Bank appraisals do not fall within the realm of this philosophy.
